David Lawrenson, private rented sector expert at LettingFocus.com, said that while voids have dipped, "there are some other figures showing that tenant arrears are at a higher level than has been the case in the past".

The industry figure noted there are always two sides to every coin and warned that landlords are always likely to face risks.

He explained proprietors will find conditions improve as the year progresses, but advised them to make sure their prices are right - as becoming too greedy and charging too high means they run the risk of failing to attract tenants, adding: "You have got to know your business."

LSL Property Services recently reported that the average rents increased by 0.4 per cent in March - meaning they have now risen by 4.2 per cent in the last year.
