EPCs
An Energy Performance Certificate (EPC) indicates the energy efficiency and environmental impact of a property, rated on a scale from A-G. Current running costs for heating, hot water and lighting will also be shown, together with a list of recommended energy saving and environmental improvements.
To produce an EPC, an energy survey is required at the property. One of our surveyors will book an appointment with you or your tenant and carry out the inspection. Once the data has been collected and calculated, an EPC is created using government approved software and on completion, emailed along with an energy graph.
It is a legal requirement to obtain an Energy Performance Certificate when a property without a certificate is marketed for sale or to let. An EPC must be provided to any prospective tenant. EPCs are also a mandatory requirement for commercial premises when the lease is being reassigned.
The EPCs provide a detailed energy rating for the property and give guidelines for improvements. There is no specific requirement for the improvements to be carried out.
