Why use a professional Letting Agent?
Time, expertise and convenience. It takes a lot of time and effort to get the right Tenants installed correctly in your property. Collection of rents, managing any rent arrears, property inspections, maintenance issues, to name but a few, will absorb huge amounts of your precious time.

Can I manage my property myself?
Of course you can if you have the time and knowledge to do so. We are happy to provide verbal advice for any tenancy issues you may encounter on any of our packages. If you wish to change your package during the tenancy with the benefit of hindsight or history, please let us know. We will even take over any significant problems, dependent on the individual case.
How do I know you are a reliable and reputable Agent?
We are registered with the National Approved Letting Scheme, which means we have to operate within strict guidelines for the management of our business and your money. You also have a course for redress if you are unhappy with our service.
Through our sister Company, Ann Cordey Estate Agents, we are also members of the National Federation of Property Professionals, and the Property Ombudsman, to give you independent redress, should you ever need it.
What happens if my tenant stops paying his rent
Even after passing the relevant credit and reference checks, tenants may fall into difficulties over paying their rent. We are very proactive in chasing up these missing monies on your behalf, and if necessary, will go through the repossession procedure in the shortest possible timescale. We can also offer the services of a debt collection agency, should this become necessary.

What if the tenant refuses to leave
By ensuring all the relevant legal documents are served in a timely fashion, this timescale can be kept as short as possible. We can manage the administration of this through the courts on your behalf. The court will issue a repossession notice on your behalf followed by an eviction by Court Bailiffs if necessary.
Do I need to let my mortgage company know?
Absolutely yes. You have a legal requirement to do this and may find yourself in huge difficulties over the tenancy if you do not. This also applies to your insurance. Your policy may be invalidated if you do not tell your insurers that you are letting it out.
Will my property get trashed?
It is very rare for this to happen so more than likely, no. The vast majority of tenants are very well behaved and your property will be well looked after. By having the fully managed service, our regular property inspections will ensure that any issues that may arise are sorted out immediatly, without your intervention.
