Tenants - General Information
Our company ethos is to look after our tenants, as without you, our business does not exist.
Association of Residential Letting Agents As an ARLA member, you can be sure your application and subsequent tenancy will be dealt with in the most professional manner and that all your rights are protected. If you are unhappy with any aspect of the service we provide, you have a course of redress through ARLA themselves.
Administration Fee We can only process your application for a property once the admin fee is received (£150 plus VAT)in addition to the bond. This is non-refundable. Your application will generally be completed within 5 working days.
All properties are let for a minimum of 6 months unless by prior arrangement. All rents are exclusive of council tax and all utilities.
Bonds All our bonds are held in dedicated client accounts and are regularly audited. We are members of the Tenancy Deposit Scheme to enable your bond to be protected by the latest legislation.
Guarantors If you have had financial difficulties in the past or have insufficient funds to pass the relevant financial criteria,a Guarantor may help. They need to have a good credit history, be in full time employment and be able to afford the rent. We will discuss this option with you at the relevant time.
Pets Most of our Landlords can be persuaded to accept pets. Please do not expect to be accepted with 3 large Rotweillers! - small family pets are generally OK.
You will need to pay a separate pet bond for this, usually £150.
Local Housing Allowance (Housing Benefit) We are one of the few local Agents who will accept tenants on LHA. We do insist that prospective tenants are generally over 25, can provide a guarantor and pay the first month's rent. This is always subject to the Landlord's final decision.
We have facilities for card and cash payments. We will only act on cleared funds from payments by cheque.
